How does the deal pipeline tracker work?
CREFlow provides a visual, Kanban-style pipeline where each deal is represented as a card. You customize the stages to match your actual process (e.g., Sourced, LOI, Due Diligence, Under Contract, Closed). Each card displays key metrics like cap rate, NOI, price per SF, and upcoming milestones. Drag deals between stages as they progress, and CREFlow automatically logs the transition and updates analytics.
Can I track different asset classes in the same pipeline?
Yes. CREFlow supports all commercial real estate asset classes: office, retail, industrial, multifamily, hospitality, and mixed-use. You can filter your pipeline by asset class, submarket, deal size, or any custom tag. Each asset class can have its own set of pipeline stages and due diligence checklists if your process differs across property types.
Does CREFlow integrate with listing platforms?
The Team and Enterprise plans support data imports from common CRE data sources. Enterprise customers get custom integrations with CoStar, LoopNet, Crexi, and other listing platforms. The Broker plan supports manual deal entry and CSV import for bulk deal loading.

Investor Reporting

How does automated investor reporting work?
CREFlow pulls property performance data from your portfolio — NOI, occupancy, rent collections, CapEx — and generates a professional PDF report with your firm branding. You review the draft, make any edits, and distribute it to your investors through CREFlow or download the PDF. Reports that used to take 2-3 days of copy-pasting from multiple sources now take 10-15 minutes.
Can I customize the format and content of investor reports?
Absolutely. You control which sections appear, what metrics are highlighted, and how the report is formatted. Add your firm logo, custom color scheme, and personalized market commentary. Enterprise customers get fully white-labeled reports with custom templates designed by our team.
Does CREFlow calculate distribution waterfalls?
Distribution waterfall modeling is available on the Enterprise plan. CREFlow supports multi-tier waterfall structures with preferred returns, catch-up provisions, and promote calculations. Waterfall results are automatically included in investor reports and reconciled against actual distributions.

Lease Abstraction

How accurate is AI lease abstraction?
CREFlow's AI lease abstraction extracts 40+ data points from commercial leases with over 95% accuracy on standard lease formats. Extracted data includes base rent, escalation schedules, CAM provisions, renewal options, expansion rights, co-tenancy clauses, and more. Every abstraction includes a confidence score, and we recommend reviewing flagged items before relying on the data for critical decisions.
What lease formats are supported?
CREFlow accepts leases in PDF format, which covers the vast majority of commercial leases. The AI handles single-tenant NNN leases, multi-tenant gross leases, modified gross, ground leases, and sublease agreements. It works across all major commercial lease forms including BOMA, AIR CRE, and custom attorney-drafted leases.
Can I generate a rent roll from abstracted leases?
Yes. Once your leases are abstracted, CREFlow generates a complete rent roll with current rent, scheduled escalations, lease expiration dates, and renewal options. The rent roll updates automatically as leases are renewed or modified. You can export the rent roll to Excel or PDF at any time.

Integrations & Data

Does CREFlow integrate with Yardi or MRI?
Enterprise plan customers get custom integrations with property management systems including Yardi Voyager, MRI Software, RealPage, and AppFolio. These integrations sync property data, tenant information, and financial performance so your CREFlow pipeline always reflects current operating data.
Is my deal data secure?
Yes. CREFlow uses AES-256 encryption at rest and TLS 1.3 in transit. Your data is isolated by organization with row-level security. We run on SOC 2-compliant infrastructure and never share your deal data with other users or third parties. Enterprise customers can request a dedicated database instance for additional isolation.
Can I export my data?
You can export your full dataset at any time. Deal pipelines, lease abstractions, tenant communication logs, and investor reports are all exportable in CSV, Excel, or PDF format. Your data belongs to you, and there are no export fees or lock-in restrictions.

Getting Started

How long does setup take?
Most users are up and running within 15 minutes. Sign up, create your first pipeline, and start adding deals. If you have existing deal data in spreadsheets, you can bulk import via CSV. Lease abstraction starts working immediately — just upload your first lease PDF. Enterprise onboarding with custom integrations typically takes 1-2 weeks.
Is there a free trial?
Yes. Every plan comes with a 14-day free trial. No credit card required. You get full access to all features in your selected plan during the trial. If you decide CREFlow is not right for you, just let the trial expire — no cancellation needed, no charges.
Can I switch plans later?
Yes, you can upgrade or downgrade at any time. Upgrades take effect immediately with prorated billing. Downgrades take effect at the end of your current billing cycle. Your data is always preserved regardless of plan changes.
